The operator is one of the two most-stressed components in a commercial wash bay door system, along with the bottom seal. It runs every cycle, sees moisture and chemistry directly, and has to keep working through years of operation without service.
When operators call us about a new build or a retrofit, the operator choice is usually the longest conversation. Below are the questions our service team hears most, answered plainly.
Q: What is the real difference between air-powered and electric for a wash bay?
The simplest way to think about it: an air-powered operator uses compressed air to drive a cylinder or rotary actuator. There is no electric motor exposed to the bay, and no electronics in the moving parts. An electric operator uses a sealed motor and gearbox with electronic controls.
For a wash environment, the air-powered design has decades of track record in self-serve and full-service bays. Our Supralift II has been the standard in car wash applications since the early 1990s. The NuMax is our newer air-powered platform designed around the same principles. Both are engineered for the exposure.
The electric side has moved forward significantly in the last decade. Our SmartJack is engineered specifically for commercial high-cycle wet environments, with sealed motor construction and programmable cycle profiles. A residential or light-commercial electric operator will not survive a wash bay. The SmartJack will.
Q: We do not have compressed air at our facility. Should we install it just for the operator?
In most cases, no. The cost of installing a compressor and the plumbing to run multiple operators usually does not pay back versus selecting an electric operator that is rated for the environment.
The math changes if any of these apply:
- You are running soap injection, vacuums, or other pneumatic equipment that needs compressed air anyway
- You are building a new facility and the air infrastructure is being run for other reasons
- You have an existing compressed air system you can tap into
If compressed air is part of the facility for other reasons, air-powered operators are usually the simpler and more reliable long-term choice. If not, the SmartJack is the right call.
Q: How does cycle speed compare?
Electric operators are typically faster end-to-end than air-powered, especially in cold weather where air supply pressure can drop slightly. For a tunnel wash where door cycle time directly affects throughput, the speed difference matters and electric is usually the answer.
For self-serve and most full-service bays, the speed difference is not operationally significant. The cycle is still well under the wash time, and air-powered units cycle smoothly.
Q: Which is easier to service?
It depends on your maintenance team’s background. Air-powered operators have fewer moving parts and fewer failure modes. Service is mostly about air supply quality, seal replacement, and occasional cylinder rebuild. A mechanic with general industrial maintenance experience can handle them.
Electric operators have more components but the failure modes are more predictable, and the controls give you better diagnostics. Service requires both electrical and mechanical knowledge.
Most wash operations have someone who can handle either type. If your service is contracted out, both are common enough that any commercial door tech in your area will know them.
Q: What about cycle counts? Which lasts longer?
Both can run 15 to 20 years when specified correctly. We have Supralift II units installed in the 1990s still operating today, and SmartJack units installed in the 2010s on track to do the same. The variable is not the operator type. It is whether the operator was matched to the application and whether the spring balance and roller spec match the door.
A mismatched operator wears out fast regardless of whether it is air or electric. A correctly matched operator on a balanced door system runs essentially indefinitely with normal service.
Q: What about cold weather?
This is the question most northern operators ask. Both operator types work in cold conditions. The differences are real but manageable:
- Air-powered systems need the compressed air supply line protected from freezing. Air dryers and properly placed plumbing handle this
- Electric operators with sealed motors run fine in cold weather but benefit from cold-weather grease in the gearbox

Q: We have a mix of bays in the same facility. Can we mix operator types?
Yes, and we sometimes recommend it. A facility with both tunnel washes and self-serve bays might run SmartJack on the tunnels for speed and Supralift on the self-serve for the simpler infrastructure. Same maintenance team, two operator types, each matched to the bay’s actual operational pattern.
