Sizing a Commercial Wash Bay Door: Decision Guide with Real Project Sizing

The opening determines almost everything else about a wash bay door. The panel material, the hardware package, the operator, the track configuration, and the lead time all flow from the dimensions. Most projects we work on start with a sizing conversation, sometimes because the client knows exactly what they need, more often because they are working from a building plan and want a sanity check before committing.

This post walks through the sizing decisions by facility type, using sizing patterns we have shipped repeatedly. Find the closest match to your project and use it as a starting point.

Scenario 1: A standard self-serve car wash bay

Typical project sizing: 10 to 12 feet wide, 9 to 10 feet tall, standard-lift track configuration.

What drives the size: A self-serve bay needs to comfortably fit a full-size pickup or SUV with rooftop accessories. A bay narrower than 10 feet starts to feel tight for the customer. A bay shorter than 9 feet excludes lifted trucks and vans entirely.

Recent install example: A four-bay self-serve in central Wisconsin built in 2023 went with 11-foot by 10-foot openings across all four bays. The owner had checked his nearest competitors and chose dimensions that fit current pickup sizing without being so oversized that the operator and door cost climbed unnecessarily.

Panel and operator: Survivor polycarbonate on standard size is the volume seller here. Supralift is the operator default if the facility has compressed air for soap injection.

Scenario 2: A full-service or detailing bay

Typical project sizing: 10 to 14 feet wide, 10 to 12 feet tall.

What drives the size: Full-service bays often see commercial vehicles, mid-size trucks, and the occasional larger SUV. Width matters more here than height because the bay floor is usually where techs are working around the vehicle. Tight side clearance slows the operation down.

Sizing note that comes up: When clients ask whether to size for the largest vehicle they might ever see, our recommendation is usually no. Size for the 95th percentile of what you actually wash, and refuse to wash the outliers. Sizing for the rare oversize vehicle drives both the door package and the building cost noticeably higher.

Scenario 3: A tunnel wash entry and exit

Typical project sizing: 12 to 16 feet wide, 10 to 14 feet tall, often with hi-lift or vertical-lift track.

What drives the size: Tunnel washes have to accommodate the largest vehicles the conveyor will pull, plus enough overhead clearance for rooftop accessories. The door also needs to clear the conveyor and the post-rinse equipment that sits just inside the entrance.

Track configuration is the key spec decision. Standard-lift track curves into horizontal track above the door header, which puts the door directly above the conveyor and equipment. For most tunnel washes, hi-lift or vertical-lift track is the right call because it puts the door above the equipment line.

Recent install example: A six-bay tunnel built in 2022 in central Minnesota went with 14-foot by 12-foot openings on both entry and exit, with hi-lift track lifting the door 36 inches above the header before transitioning to horizontal. The result was clean overhead clearance for the high-pressure rinse arch immediately inside the entrance.

Scenario 4: A DOT truck washdown bay

Typical project sizing: 14 to 16 feet wide, 14 to 16 feet tall. Sometimes larger.

What drives the size: DOT washdown bays need to clear tandem plow trucks with the plow blade attached, dump trucks with the bed down, and sometimes the largest equipment in the fleet. The opening has to be sized around the largest piece of equipment the facility runs.

Where this gets oversized: When the facility houses motor graders, snowblower trucks, or heavy haul equipment, the opening sometimes needs to push past 18 feet wide and 16 feet tall. At that size, Goliath polycarbonate doors are the right product because they are engineered for the structural load of oversized panels.

Scenario 5: An agricultural equipment building

Typical project sizing: 16 to 24 feet wide, 14 to 18 feet tall, depending on what is going through them.

What drives the size: Modern agricultural equipment is wide. A typical row crop tractor with duals is over 12 feet wide. A combine head folded for transport can be 15 feet wide. Self-propelled sprayers run wider. The opening has to clear the largest piece of equipment the building stores or services.

Recent install example: A grain operation in Iowa replaced a pole barn door with a Goliath 22-foot opening in 2023 specifically so they could pull their combine in with the head attached. Before the replacement they were removing the head outside in the field, which added time to every move and exposed the equipment to weather it did not need to be in.

The four dimensions that matter

Whatever scenario fits your project, we need these four numbers to spec the door:

  • Door opening width: the clear horizontal opening, measured from the actual finished face of one jamb to the other
  • Door opening height: the clear vertical opening, measured from finished floor to the bottom of the header
  • Headroom: the space from the top of the opening up to the lowest ceiling obstruction, including any roof structure, lighting, or HVAC
  • Side room: the space on each side of the opening, needed for the vertical track and counterbalance system

Headroom is the dimension that catches most projects off guard. Standard-lift track typically wants 12 to 18 inches of headroom. Low-headroom track kits work in 6 to 10 inches. When the headroom is below those numbers, the track has to be redesigned or the building modified, both of which add cost.

What is “standard” versus “custom”

Standard sizes in the Survivor and UltraClear lines cover the most common dimensions for self-serve, full-service, and dealer service applications. Standard sizes ship faster (typically two to three weeks) and cost less than custom builds.

Custom dimensions ship in four to six weeks and are necessary for openings outside the standard range, oversized DOT and ag applications, and unusual track configurations. What to send us
